American Nevada Realty wins TOBY for fifth consecutive year

American Nevada Realty was recently honored with its fifth consecutive The Outstanding Building of the Year (TOBY) Award, presented by the Building Owners and Managers Association (BOMA) Nevada. Corporate Center 3, 2275 Corporate Circle — a property managed by American Nevada Realty and owned and developed by Kingsbarn Realty Capital — was honored with the award for office buildings with less than 100,000 square feet. The 2022 TOBY Awards were presented at a gala held Jan. 29 at the JW Marriott.

The award-winning building is a two-story, 67,000-square-foot office building that serves as part of a master-planned office property at Green Valley Parkway and the 215 Beltway. Mary Kappel, who has been with American Nevada Realty since 2014, manages the property.

Corporate Center 3 was originally developed by American Nevada Company in 2001 and has undergone recent improvements including increased lighting in the lobby, upgraded light fixtures in the corridors, refreshed paint in the elevator vestibule and carpeting in the elevators. The restrooms on each floor were completely remodeled, including new tile, countertops and stall partitions, in 2021. A preventative maintenance program, focusing on heating and air conditioning systems, is overseen by Ibrahin Delgado, the project’s maintenance manager.

Previous TOBY-award winning properties managed by American Nevada include Plaza 8, at 2270 Corporate Circle, in 2021; Corporate Center 4, at 2285 Corporate Circle, in 2020; Tech Park 6, at 2340 Corporate Circle, in 2019; and Corporate Center 6, at 2360 Corporate Circle, in 2018.

During the competition, all facets of a building’s operations are thoroughly evaluated, including community involvement, tenant relations, environmental green policies and more. An experienced property management team can make all the difference for these aspects of an office building, whether they are newly constructed or established properties — the buildings that garnered TOBY awards for American Nevada in 2020 and 2022 were also over 20 years old.

Judging for the TOBY Awards involves the entire operation of the building, including management, undergoing inspection by a team of vendors and property management professionals. This team compiles a book that covers contracts, policies and procedures, and building systems, which is presented to a panel of judges who review it and conduct a thorough inspection of the property. Between the book and the tour, there are roughly 90 separate items the judges review and score.

The TOBY Awards have honored excellence in building and management since 1985, and include a number of different categories, such as building size, location (urban vs. suburban) and use type (building, industrial, retail, mixed use, public gathering).
