TOBY Awards recognize best in commercial real estate

American Nevada Company was recently presented with The Outstanding Building of the Year (TOBY) Award, presented by the Building Owners and Managers Association (BOMA). This award, which recognizes office buildings with less than 100,000 square feet, acknowledged Plaza 8, a commercial office building located at 2270 Corporate Circle in Henderson, in the suburban low-rise category.

American Nevada Company also won TOBY Awards for property management in 2019 and 2020.

This awards program, created in 1985, celebrates quality in commercial buildings and rewards excellence in building management. During the competition, all facets of a building’s operations are thoroughly evaluated, including community involvement, tenant relations, environmental green policies and more. The entire operation of the building — and the management company — is inspected by a team of vendors and property management professionals.  A book is compiled that covers contracts, policies and procedures, and building systems, and this book is presented to the panel of judges who review it and conduct a thorough inspection of the property. Between the book and the tour, there are roughly 90 separate items the judges review and score. There are a number of different categories for TOBY, including building size, location (urban vs. suburban) and use type (building, industrial, retail, mixed use, public gathering).

American Nevada Company was the original developer of Plaza 8, constructed in 2002, and maintained management from the very beginning. Updates such as touchless faucets in the restrooms, a new roof, energy efficient lighting and space reorganization has kept the building relevant and modern. The building American Nevada Company won its TOBY Award for in 2020 also was a 20-year-old building.

Natalie Allred, American Nevada Company’s vice president of property management, said Mary Kappel, manager of the property, leads an exceptional team that made the award possible.

“In today’s marketplace, keeping a 20-year-old building not only useful but efficiently managed and operational is a feat that takes an entire team,” Allred said.  “This award belongs to everyone involved and is a testament to their amazing work.”
